What Farmington Square Property Owners Association's governing documents say
This is a first amendment to the protective covenants for Farmington Square, a commercial subdivision in Raleigh, NC. It grants the property owners association a permanent easement on Lot 1 for a pylon sign and assigns the association responsibility for allocating tenant spaces on that sign. This document is an ancillary amendment, not a full set of community rules.
- Pylon sign ownership & easement: The pylon sign fronting Rock Quarry Road is owned by the Farmington Square Property Owners Association. The Lot 1 owner grants the association an exclusive permanent easement on Lot 1 to use, construct, maintain, and replace the sign, including access and utilities.
- Tenant space allocation on the sign: The association and its property manager allocate tenant spaces on the pylon sign. If there aren't enough spaces for all owners and tenants, allocation is based on the percentage of voting rights as set in Section 6.3 of the original declaration.
- Costs for the sign: All costs for the pylon sign are paid by the association, except the cost to insert individual tenant names, which is paid by that tenant.
