This is an amendment to the Declaration of Covenants, Conditions and Restrictions for Simms Branch/Anson Grove, a single-family HOA in Raleigh, NC. It adds a new rule about leasing and gives the Board authority to limit the number of rented homes. It is a partial document—it only changes the leasing rules, not the full HOA rulebook.
- Leasing & rentals: No lot may be leased for less than six months. Any lease must state that it is subject to the Declaration, Articles of Incorporation, and Bylaws, and that a tenant's failure to comply is a lease default.
- Rental caps: The Board may set rules limiting the number of non-owner-occupied (leased) lots, but cannot set the limit below 15% of all lots. The Board may allow more than 15% and may grant exceptions for hardships.
