This is the full declaration of covenants, conditions, and restrictions that applies to all lot owners. - What you own & maintain: You own your lot and the single-family home on it. You must keep your property in good order, mow lawns, trim shrubs, and keep it free of debris, tall grass, and dead trees.
- Architectural review: Any new structure, fence, driveway, pool, or exterior change (including paint color) requires written approval from the Architectural Review Committee before you start. The committee has 30 days to respond, and its decisions are final.
- Pets: You may keep no more than two dogs, cats, or similar household pets per lot, and they cannot be bred or kept for commercial purposes.
- Parking & vehicles: Boats, trailers, and RVs cannot be regularly parked or stored on the street or on your lot except in a garage. Commercial vehicles can only park temporarily while doing business.
- Leasing & rentals: The declaration does not restrict leasing or renting your home, but it does require that any 'For Rent' sign be customary and placed on the property.
- Assessments & fees: The HOA can levy annual and special assessments. The initial maximum annual assessment is $100 per lot, but the board can raise it with owner approval. Unpaid assessments accrue interest and can become a lien on your property.
