This is the original 1973 declaration for The Village Green Condominium in Chapel Hill, NC, a condominium community where you own your unit and share ownership of common areas. It establishes the basic rules for use, maintenance, insurance, and restrictions that apply to all unit owners, tenants, and occupants.
- What you own & maintain: You own your individual unit (about 1,250 sq ft) and an undivided 1.031% interest in the common areas, which include the land, exterior walls, roofs, pool, clubhouse, roads, and other shared facilities. The association (Board of Administrators) maintains the common areas and carries master insurance on the buildings.
- Leasing & rentals: You may rent your unit, but any lease must comply with the association's By-Laws and rules. The declaration does not set a minimum lease term, but tenants must follow all covenants and restrictions.
- Pets: Household pets are allowed, but no animals that are noxious, dangerous, or a nuisance are permitted. The declaration does not limit the number of pets.
- Use & activities: Units are for residential use only. No commercial or professional offices (except a private office with no client visits), no signs without permission, no temporary structures, trailers, or outbuildings, and no activities that create a nuisance or disturb neighbors.
- Insurance & damage: The association insures all buildings and common areas for replacement value, and unit owners can buy their own personal property and liability coverage. If a building is more than two-thirds destroyed, owners of three-fourths of the units can decide not to rebuild, and the property may be sold or treated as a tenancy in common.
