What Wakefieldplantation's governing documents say
Wakefield Plantation is a single-family HOA community in Raleigh, NC, governed by a Declaration of Covenants, Conditions, Easements and Restrictions. This document is the Architectural Design Guidelines, which apply to all homeowners and require approval from the Architectural Review Board (AAC) for most exterior changes. It is not the full HOA ruleset but a detailed guide for exterior modifications.
- Architectural review process: All exterior changes (construction, additions, fences, landscaping, etc.) must be submitted to the AAC for written approval before starting. The AAC has 30 days to respond; if no response, approval is deemed granted. Incomplete submittals are returned without review, and unapproved work is subject to fines and liens.
- New construction & additions: Additions, decks, pools, hot tubs, re-painting (if different from original color), and re-roofing require approval. Materials and colors must match the existing house. Above-ground pools are prohibited; in-ground pools and hot tubs must be attached to the house and screened. No addition may extend beyond building setbacks.
- Outdoor structures: Storage sheds are limited to 10'x12' with a max height of 10', must have a concrete slab, and must be attached or directly behind the house. Pre-fabricated storage buildings are prohibited. Gazebos are limited to 15' diameter and must be located directly behind the house, at least 10' from the rear property line. Permanent doghouses are limited to 4'x4' and 4' high.
- Fences: Only 4-foot-high fences are allowed, and only specific styles (Delgard Doria or Avalon) are approved. Solid privacy fences, front yard fences, electric/barbed wire, chain link, wooden, and bright/white fences are prohibited. Fences must be located within 12 inches of property lines, with a 6' offset from existing fences. Street-facing fence sections require a landscape buffer.
- Play equipment: Play sets are limited to 500 sq ft and 15' max height, must be located directly behind the house (not in side yards), and must be screened from view. Trampolines are limited to 15' diameter and must be dark-colored. Basketball goals must have transparent backboards, be located at the outer side of the driveway, and cannot be attached to the house or in the street. Portable equipment left out more than 30 days is considered permanent.
- Antennas & satellite dishes: Exterior antennas and dishes are generally prohibited except for commercial reception. Satellite dishes must be less than 1 meter in diameter, match the house color if mounted on the roof or side, and be installed in the least visible location (ground behind house, then roof behind peak, etc.).
- Landscaping & hardscape: All hardscape (paving, walls, trellises, etc.) and landscape changes affecting beds or lawn areas require approval. Lawns must be turf or planted, with no bare soil. Gardens are limited to 250 sq ft and must not be visible from streets. Exterior lighting, retaining walls, walks, patios, garden pools, and mulch types require approval. Mailboxes must be the community standard and cannot be altered.
- Signs & decorations: Permanent signs are limited to house numbers/names (max 4 inches). Temporary signs allowed: one real estate sign (max 5 sq ft), contractor signs during construction (removed within 30 days), open house signs during hours, and political signs 45 days before an election (removed 7 days after). Seasonal decorations can be up 30 days before and 30 days after a holiday. No signs facing the golf course.
