What Edgemont Landing Homeowners Association's governing documents say
Edgemont Landing is a planned community in Wake County, NC, governed by a homeowners association (HOA). This declaration creates the community and sets out the rules that apply to all homeowners, residents, and guests. It covers what you can do with your property, how the association is run, and what you're responsible for maintaining.
- What you own & maintain: You own your lot and the house on it, and you're responsible for maintaining your lot, including landscaping, exterior repairs, and keeping it clean. The association maintains common areas like streets, entry features, and stormwater facilities.
- Architectural review: You must get approval before making most exterior changes, including fences, landscaping, or repainting (unless matching the original color). The review process is subjective and can be based purely on aesthetics. Approvals expire if construction doesn't start within a year.
- Leasing & rentals: The association can require a minimum lease term of six months, but it cannot prohibit leasing or require approval to lease. Rules may regulate leasing but not ban it.
- Parking & vehicles: Only licensed, operative passenger vehicles (cars, station wagons, pickup trucks, vans) can be regularly parked in driveways. No regular parking on roadways. Recreational vehicles must be screened from view, and no vehicle can be used as a dwelling.
- Pets & outdoor items: Boats, trailers, campers, satellite dishes, clotheslines, and pet enclosures must not be visible from the street or other lots. Trash must be stored in screened, covered receptacles out of view.
- Home businesses & occupancy: Home businesses are allowed if they're ancillary to residential use and comply with rules. All occupants of a lot must be a single housekeeping unit, and the number of occupants is limited by the lot's size and facilities.
- Assessments & finances: The association levies annual assessments to cover common expenses. After the developer's control ends, annual base assessments can't increase more than 20% from the prior year. Special assessments may be levied for repairs or other needs.
- What this document doesn't cover: This is the declaration of covenants, but it references separate documents—the Bylaws, Architectural Guidelines, and Rules & Regulations—that contain additional rules. Those documents are not included here, so you'll need to review them for full details.
