This is a declaration of covenants, conditions, and restrictions for La Mirada, a single-family home subdivision in Southlake, Texas. It binds all lot owners and sets rules for construction, use, maintenance, and assessments. This document is the full rulebook for the community.
- What you own & maintain: You own your lot and the single-family residence on it. The association maintains the common areas (Lots 8 and 9) and shared landscaping, but you are responsible for your own utility lines from your residence to the common lines.
- Architectural review: All construction, alterations, fences, pools, and even exterior changes require prior written approval from the Architectural Control Committee (ACC). The ACC has broad discretion to approve or reject plans based on harmony with the neighborhood.
- Leasing & rentals: You may lease your entire lot with the residence, but any lease must comply with all the declaration's rules. There is no minimum lease term stated.
- Pets & animals: No more than four domesticated household pets are allowed per residence. Pets must be kept within fenced areas and not run free. Farm animals like cows, horses, bees, hogs, sheep, goats, and poultry are prohibited.
- Parking & vehicles: Vehicles must be parked so they are not visible from the street or adjoining lots, except for temporary driveway parking. On-street parking is limited to guests for up to 12 hours. Trucks over one ton, vehicles with signage, and inoperative or unlicensed vehicles are restricted.
- Assessments & fees: The annual assessment is $2,000 per lot for the first year (starting 2008), and the board can increase it up to 25% per year without member approval. A one-time capital improvement assessment of $1,000 is charged at closing. Late payments incur a $25 late charge.
- Construction standards: Homes must have at least 85% masonry exterior (brick, stone, or stucco), roofs must have a 12/12 pitch unless approved otherwise, and wood roofs are not allowed. Construction must be completed within 18 months of commencement.
- Use restrictions: Lots are for single-family residential use only. Prohibited activities include outdoor clothes drying, mining, oil drilling, and operating a business that creates traffic or parking issues. No outbuildings or trailers are allowed without ACC approval.
