- Parking & vehicles: Boats, trailers, RVs, and commercial vehicles cannot park on the street or between the house and front property line. No truck with payload capacity of 7 tons or more may park on streets over 48 hours. Basketball goals and hockey nets are not allowed in the front yard. Lot 33C is visitor parking only (max 72 hours).

- Holiday decorations: No holiday lights on front walls or roofs. Christmas lights may go up no earlier than Thanksgiving and must be removed by the second week of January. Other holiday lights: up 14 days before, removed within 14 days after.
- Garage use: Garages must hold at least two cars and cannot be used for storage. Automobiles must be stored in garages. Inoperable, unused, or unregistered vehicles cannot be parked in driveways or curbs for more than 72 hours.
- Assessments & maintenance: Quarterly assessment is $180 per lot (as of 2003), covering common area maintenance, front yards, exterior building maintenance (excluding roof), and exterior light bulbs. Owners must keep sprinkler systems on for maintenance access.
- Voting & ownership cap: There are 32 lots; each owner gets one vote. No owner may own more than 25% of lots (i.e., 8 lots). Amendments require a majority vote (67% for certain amendments per Texas law).
