This is a set of ancillary policies and guidelines for Hickory Ridge, a single-family homeowners association (HOA) in Plano, Texas. It supplements the community's main Declaration of Covenants, Conditions, and Restrictions (CC&Rs) and is relevant to homeowners and residents who want to know the specific rules on flags, solar panels, rainwater collection, roofing, religious displays, and HOA record access.
- Flag display: You may display the U.S., Texas, or armed forces flags, but flagpoles are limited to one per property, max 20 feet tall, and flags must be no larger than 3' x 5'. Lighting must be ground-mounted, shielded, and not exceed a 300-watt equivalent.
- Solar energy devices: Solar panels are allowed with advance approval, but must be installed on your roof or within a fenced yard/patio, must not extend beyond the roof edge, and must be positioned to minimize visibility from the street without reducing energy production by more than 10%.
- Rainwater recovery systems: Rain barrels or harvesting systems are allowed, but cannot be placed between the front of your home and the street, must match your home's color scheme, and cannot display unrelated language or content.
- Roofing materials: The HOA cannot prohibit shingles that are wind/hail resistant, more durable, or provide better energy efficiency or solar generation, as long as they resemble the shingles used in the subdivision and match the surrounding aesthetics.
- Religious item display: You may display religious items on your entry door or frame without HOA approval, but they must not exceed a certain total size (the exact square inches are not legible in this document) and cannot threaten public safety or contain offensive content.
- HOA records access: Homeowners have the right to inspect and copy HOA records, subject to a written request and fees. Copying costs $0.10 per standard page, labor is $15/hour, and an overhead charge of 20% of labor may apply. The HOA must respond within 10 business days.
