- Architectural review: During the development period (up to 10 years), the declarant controls architectural approval; afterward, an Architectural Control Committee appointed by the HOA board takes over. Exterior changes visible from streets or neighbors require prior written approval, with no deemed approval without a written response.

- Noise, nuisances & safety: Loud noises, noxious odors, and anything annoying to neighbors are prohibited. No exterior fires except grills. Hunting and firearms are banned. Owners must not interfere with drainage patterns.
