The rules apply to all lot owners and are designed to maintain a rural, country-living atmosphere. Key requirements include a minimum home size, architectural review, and restrictions on livestock, vehicles, and temporary structures.
- Land use & home businesses: Tracts may only be used for residential purposes. Home-based businesses are allowed only if not evident or visible from the exterior of the home.
- Construction & architectural review: Plans, specifications, and a site plan must be submitted to the Board of Directors for approval before any construction. The Board has 30 days to respond; failure to respond constitutes approval. A $250 lien may be imposed for noncompliance.

- Fences: Front fences between the property line and the 75-foot building setback line must be wood, chain-link, or other type approved by the Board. Other fences are at the owner's discretion.
- Livestock: Livestock must be fenced in. Only one large livestock animal per acre or fraction thereof is permitted. Swine are prohibited.
- Motor vehicles: No vehicle may remain without current license plates and inspection sticker for more than 30 days. Off-road vehicles (trail bikes, ATVs, etc.) must not be driven in a manner that constitutes a nuisance. Speed limit is 25 mph.
- Garbage & refuse: Uncontained trash may not be placed at the roadside before pickup morning; contained refuse may be placed no earlier than 24 hours before pickup. No dumping of loose garbage unless part of a compost heap. Non-operational equipment must be concealed. No tract may be used as a junkyard. After a 10-day notice, the Board may remove offensive materials and bill the owner, with a lien if unpaid.
