What Adamdale's governing documents say
Adamdale Addition is a single-family residential subdivision in Arlington, TX, governed by recorded restrictive covenants that run with the land. If you buy a lot here, you must follow rules about what you can build, how you use the property, and what you can keep on it — there is no homeowners' association or monthly assessment.
- What you can build: Only one single-family detached dwelling per lot, plus a servants' house for bona fide servants. Maximum 2.5 stories. Minimum floor area: 1,300 sq. ft. for a one-story house; 1,450 sq. ft. for a 1.5 or 2.5 story house. At least 40% of the first floor exterior (excluding doors and windows) must be masonry (standard clay brick, color pigment Portland cement brick, or quarried stone). No structure of a temporary character (trailer, basement, tent, shack, garage, barn) may be used as a residence.
- Architectural review: All construction plans and specifications, plus a plot plan, must be approved in writing by the Architectural Control Committee (composed of Perry J. Adams, Margaret Adams, and B. J. Butcher, with successors). If the committee fails to approve or disapprove within 30 days after submission, and no lawsuit is started before construction is complete, approval is deemed given.
- Setbacks & sight lines: No fence or wall may be built nearer to a street than the building set back line shown on the recorded plat. At intersections, no fence, wall, hedge, or shrub that obstructs sight lines between 2 and 6 feet above roadways may be placed within the triangular area formed by street property lines and a line connecting points 25 feet from the intersection. The same applies within 10 feet of a driveway or alley pavement.
- Parking & vehicles: Trucks over 3/4 ton may not park overnight on streets, driveways, or lots. No vehicle carrying flammable or explosive cargo may be kept in the subdivision at any time. Recreational vehicles (boats, travel trailers, motor homes) may be parked on a lot no more than 48 hours closer to the street than the minimum building line; longer storage must be behind the main building or improvements. Vehicles may not be continuously parked on the street.
- Pets & livestock: No livestock or poultry of any kind may be raised or kept, except that dogs, cats, or other household pets are allowed if they are not kept, bred, or maintained for commercial purposes.
- Nuisances & garbage: No noxious or offensive activity may be carried on, and nothing may be done that becomes an annoyance or nuisance to neighbors. No lot may be used as a dump for rubbish, trash, or garbage. All waste must be kept in sanitary containers; incinerators or other disposal equipment must be kept in a sanitary condition.
- Signs: No sign of any kind may be displayed to public view on any lot except: one sign of not more than one square foot advertising the property for sale or rent, or one sign of not more than 40 square feet used by a builder to advertise the property during construction.
- Prohibited uses: No oil drilling, mining, quarrying, or similar operations are permitted. No derrick or structure for boring oil or natural gas may be erected. No lot may be used for any purpose other than residential per the first paragraph.
