Pleasant Manor Estates Addition is a single-family residential subdivision in Burleson, TX, governed by a set of restrictive covenants recorded in 1967. These covenants bind all lot owners and run with the land; they are enforced by lot owners, not a homeowners association.
- Residential use (single-family only): Each lot may have only one single-family residence and incidental outbuildings. No lot or residence may be used for more than a single family. Home occupations (e.g., dressmaker, musician) are allowed only if no non-family assistant is employed, no window display or sign is used, and traffic is limited to one additional vehicle at a time. Beauty shops are specifically prohibited.
- Building & design standards: Every residence must have a floor area of at least 1,400 square feet (excluding garages, porches, basements, attics, etc.). Exteriors must be at least 60% brick, brick veneer, stone, or stone veneer, or a combination approved in writing. Roofs must be wood, tile, asbestos, or asphalt shingles of at least 210 lb. per square; composition roll roofing is not allowed. Garages must be attached to the residence or to a breezeway or covered porch.
- Setbacks & lot lines: No building or obstruction may be placed nearer to any street or other lot than the building line shown on the plat. No residence, outbuilding, or structure may be closer than 10 feet to a side lot line. Corner lots may be changed by the developer as to frontage after plot plan review.
- Pets & livestock: The raising or keeping of poultry, cows, horses, and other livestock is prohibited. No restriction is stated on domestic pets such as dogs or cats.
- Signs: Billboards, signs, posterboards, or advertising structures are prohibited, except for a sign not exceeding 5 square feet advertising the lot for sale by the owner, or larger signs on developer-owned lots.
- Vehicles & structures: No trailer, camper, house car, or other movable structure may be parked or placed on any lot for use as a residence or outbuilding. No above-ground storage tanks for oil or other fluids are permitted.
- Duration & amendments: The restrictions run until January 1, 1992, and automatically renew for successive five-year periods unless changed by a written agreement executed by a majority of lot owners (one vote per lot) recorded in the Deed Records of Johnson County. Changes take effect from the date of recording but retroactive to the renewal date.
