What Oakleigh's governing documents say
Oakleigh is a single-family home HOA in Colleyville, TX. All lot owners automatically become members of the Oakleigh Residential Community, Inc. and must follow the recorded covenants and restrictions. The document governs use of lots, common areas, and architectural standards.
- Use restrictions: Lots are for single-family residential use only. Businesses, commercial activities, and home occupations are prohibited. No mining, drilling, or hazardous activities allowed.
- Leasing & rentals: Rentals are allowed only for terms of at least 6 months. All leases must be approved by the Board, which may charge a fee up to $500. Owners must provide tenant names and lease copies; the Board can require tenants to acknowledge the rules. If the Board disapproves a tenant, the owner must find another.
- Pets: Only domestic household pets (dogs, cats, etc.) are allowed, with a maximum of 2 dogs per lot unless more are approved. Non-traditional pets (pot-bellied pigs, miniature horses, goats, exotic animals, fowl) are prohibited. Pets must not create noise or nuisance, and owners must clean up waste.
- Architectural review: All exterior improvements (construction, alterations, fences, solar devices, rainwater systems, xeriscaping, etc.) require prior written approval from the Architectural Control Committee (ACC). Submission must include plans and specifications. The ACC may set design guidelines and has sole discretion to enforce them.
- Maintenance & landscaping: Owners must maintain their lot and all improvements, including lawns, planting beds, sidewalks, and driveways, in a clean, attractive condition. The Board may require the Association to take over landscape maintenance, funded by regular assessments. Street landscape areas must also be maintained by the owner.
- Signs & flags: Temporary signs (e.g., for sale, political, athletic) are allowed with size and duration limits. Political signs may be erected 90 days before an election and must be removed within 10 days after. Permanent signs are prohibited. Flags – U.S., Texas, or any official flag – are allowed on approved flagpoles; freestanding flagpoles up to 20 feet require ACC approval.
- Vehicles & parking: No commercial vehicles, boats, trailers, or recreational vehicles may be parked on lots or streets in public view. Temporary parking of business vehicles is allowed only for pickups and similar light trucks, but must be screened or in a garage. Overnight parking on streets is not allowed.
- Assessments: Annual and special assessments are levied per lot to fund common area maintenance, insurance, and operations. Assessments are a personal obligation of the owner and secured by a lien on the lot. Late charges and interest apply. The Board may also impose fines for violations.
