Cutter Ridge Estates is a single-family home subdivision in Colleyville, TX, governed by a homeowners association (Cutter Ridge Homeowners Association). These documents are amendments to the community's restrictive covenants, adding and modifying rules that apply to all lot owners.
- Fence maintenance & responsibility: Each owner must maintain, repair, and replace all fences on their own lot. The HOA maintains and paints common area fencing, specifically the fencing around the riding arena, adjacent to the bridle path, and along McDonwell School Road.
- Yard care & maintenance: Owners must seed, sod, or otherwise plant grass or ground cover on their lots and keep the grounds clean and attractive, free of dust and weeds.
- Architectural review (fences & building materials): All fence plans and materials require written approval from the Architectural Control Committee at least 21 days before construction. Perimeter fencing must match the developer's type and quality; other fences must be wood, metal, brick, or other approved material. For residences facing a public street, at least 65% of the rear structure elevation must be brick, stone, or stone veneer (or other materials approved by the committee).
- Assessments & liens: The annual assessment starts at a minimum of $300. The board may increase it up to 10% per year without member vote; increases over 10% require approval of 51% of members at a meeting. Assessments are a personal obligation of the owner and are secured by a continuing lien on the lot, which is subordinate to any recorded mortgage.
- Amendment process: These restrictive covenants may be amended by approval in writing of 67% of the members voting at a duly called association meeting.
