Diamond Hill Estates is a standard single-family HOA in Colleyville, TX. Each lot is restricted to one new single-family home of at least 2,500 square feet (air‑conditioned space). The HOA collects annual assessments and enforces architectural and use rules.
- What you can build: Only one new single‑family residence per lot, built on site (no move‑ins, no modular/mobile homes). Minimum 2,500 sq ft air‑conditioned, not counting garages/porches. Two‑story homes must have at least 1,500 sq ft on the first floor and be no more than two stories. Homes must be at least 80% masonry (brick, stone); two‑story homes need 100% masonry on the ground floor and at least 25% on the second floor.
- Outbuildings and fences: Outbuildings must be at least 150 ft from the front property line, 15 ft from side and rear lines, and must match the residence's style. Barns must be painted metal with masonry on sides facing the street (or all masonry). Fences must be wood, brick, wrought iron, stone, or vinyl and kept in good repair.
- Landscaping and mailboxes: Front yards must be hydro‑seeded or sodded with grass and have landscaped flower beds within 30 days of house completion. Mailboxes must be brick or stone.
- Parking and vehicles: No recreational vehicles, trailers, campers, or boats may be parked in front of a residence. No wrecked or junk cars. Small motorized vehicles (4‑wheelers, etc.) may not use the road as a playground. No 18‑wheelers may park on the property or road.
- Animals: One horse, cow, sheep, or goat per acre is allowed as long as well cared for and not a nuisance. Dogs and cats must be kept on the owner's property (no roaming). No hog or cattle feed yards or slaughter plants.
- Architectural review and construction: All construction plans require approval by an Architectural Control Committee (the Developer initially). Construction must be completed within 12 months of starting. Sites must be kept clean. Developer may grant variances at its sole discretion.
- Assessments and HOA: Each lot owner is a member of the Diamond Hill Estates Homeowners Association. Annual assessments (as amended in 2019) are $400 per year for most lots and $250 for the four corner lots (1 & 19, Block 1; 1 & 8R2, Block 2), due by January 31. Unpaid assessments bear 10% interest and the HOA may sue or foreclose.
