This is a pair of amendments to the HOA's covenants, conditions, and restrictions for The Villas at Caldwell's Creek, a single-family residential community in Colleyville, TX. They modify specific rules about landscaping, garage use, parking, and side-yard fencing, and remove a shared-park maintenance arrangement. - Landscaping & trees: The Architectural Control Committee may waive the requirement for five trees on a lot if the homeowner submits a landscape plan that the committee approves at its sole discretion.
- Garage use: Garages must be kept clear enough to park all vehicles owned, leased, or controlled by the homeowner; storage of tools, furniture, or other materials that blocks any garage bay is prohibited.
- Parking & vehicles: Vehicles, boats, and equipment must be stored in the garage, not outside. Driveway and street parking is limited to guests' vehicles, and those vehicles may not remain continuously for more than 24 hours.
- Side yards & fencing: Temporary wood privacy fences are allowed only when an adjacent home is not yet completed, and they must be placed no more than two feet onto the adjacent lot, starting ten feet behind the completed home. They must be removed within 30 days after the adjacent home is finished, and replaced with a brick or wrought iron fence.
