- Property maintenance: Lots must be kept free of rubbish and weeds; trash containers must be hidden from view. Grass must be mowed regularly. The developer or HOA may perform maintenance and place a lien for costs plus 100% damages.
- Assessments: Annual assessments are due January 1; a $5 late fee if unpaid by January 15, with an additional $5 each month overdue. Assessments cover common expenses like street lighting. Unpaid assessments become a lien on the lot.
- Fines & enforcement: Violation fines up to $500 per occurrence, with no limit on repeat fines for the same violation. Fines plus interest and collection costs become a lien. Enforcement may also seek injunctions and attorney's fees.
