What Thistle Hill Est's governing documents say
This is a partial document — the Fourth Amendment to the Declaration of Covenants, Conditions and Restrictions for Thistle Hill Estates, a single-family HOA in Denton, TX. It changes how the HOA is governed and removes most developer control, but it does not contain the full set of community rules.
- Amendments to the rules: The Declaration can now only be amended by a 67% vote of all lot owners, not by the developer alone. If FHA/VA approval is in place, certain amendments also need FHA/VA/HUD approval.
- HOA board & voting: A homeowners association will be formed within 30 days of this amendment, with a board of the five homeowners receiving the most votes. Each lot owner (including the developer) gets one vote per lot on all matters submitted to a vote.
- Developer control removed: All provisions that gave the developer special control or approval rights (including architectural approval and the ability to appoint board members) are revoked. Those powers now go to the association or lot owners.
- What this document doesn't cover: This amendment does not list the community's actual rules (e.g., pets, parking, architectural standards, fees). Those are in the original Declaration and other amendments, which are not included here.
