- Architectural Control Committee: Any construction, exterior alteration, or moving a building onto a lot requires prior written approval from the committee (3 members initially, later elected). If the committee does not act within 30 days, the proposal is automatically approved. The committee can grant variances.
- Exterior maintenance & landscaping: All lots and building exteriors must be kept neat and orderly. Each lot must have at least two live oak trees (2-inch caliper) between the street and front building line, plus one on corner lots. An automated sprinkler system covering the entire lot is required, and mailboxes must be a specific aluminum-cast dual box (Brandon Industries Item P34) placed per Post Office regulations.
- Fencing: Fences must be set back behind the front building line. Side and rear fences can be on the property line, constructed of steel posts or masonry columns with wood, brick, stone, or ornamental iron/steel, max 6 feet high. Roofs must be wood shingle, slate, cement/clay tile, standing seam metal, or 240-lb composition shingles. Gas heat and gas hot water are required. Automated sprinkler system required.
- Parking & vehicles: No trucks over one ton, trailers, recreational vehicles, or boats may be parked in the front, side street, or driveway of any lot. They must be stored in a fenced area not visible from the street.
- Use restrictions: Lots are for residential purposes only. No commercial or professional activities inviting the public are allowed. No obnoxious or offensive activities. Dogs, cats, and other domestic animals are allowed only as household pets, not for commercial purposes, and must not be annoying.
- Signs & antennas: Only one sign, maximum 6 square feet, advertising the property for sale is allowed. TV/radio antennas must be in the attic; dish antennas under 24 inches may be attached to the side or rear if not visible from the street. Construction or sales offices may have reasonable signs.
