This document is a set of restrictive covenants for Quail Run Estates, Phase I, a single-family residential subdivision in Crowley, Texas. It binds all property owners within the subdivision, covering lot use, construction standards, and maintenance.
- Residential & commercial use: All parcels are designated residential except Lot 9 Block 1, which is commercial. Only one single-family dwelling per parcel is allowed; apartments, duplexes, and multi-family structures are expressly prohibited. Commercial activity is prohibited except for agricultural business approved by the Architectural Control Committee.
- Minimum home size & construction standards: The main dwelling must have at least 1,600 square feet of living space (excluding garages, porches, etc.). Exterior walls must be at least 75% masonry unless approved otherwise, and roofing must be 245 lb. composition or better. Construction must be completed within 12 months of starting.
- Setbacks & placement: Structures must be set back at least 20 feet from side and rear property lines, and 30 feet from the front property line. Eaves and steps are not counted as part of the building for setback purposes, but no part of a building may encroach on another property.
- Pets & livestock: Dogs, cats, and household pets (including one pot-bellied pig) are allowed but must not create unreasonable noise or odor. Livestock is generally prohibited, except that an owner may keep up to one horse, goat, or mule per acre owned within the parcel, with written approval for deviations.
- Vehicles & temporary structures: No temporary dwellings, trailers, tents, or motor homes may be used as a residence. No more than one vehicle may be offered for sale on a parcel at a time. Vehicles transporting flammable or explosive cargo are prohibited. Building materials must be stored within property lines once construction begins.
- Architectural control: An Architectural Control Committee (three members) must approve plans for any building, alteration, or addition before construction. Approval is based on quality, harmony of design, and location. If the committee fails to respond within 30 days, approval is deemed given unless a lawsuit to enjoin construction is filed.
- Property maintenance: Grass and weeds must be kept at or below 10 inches in height. If not maintained, the association (or city) may cut them and bill the owner. Trash, rubbish, and garbage must be stored in clean and sanitary conditions, and no dumping is allowed.
