It is designed for homeowners, buyers, and residents who want to understand the community's rules on construction, property use, and assessments.
- Architectural review: All new construction, exterior alterations, fences, landscaping, and even mailboxes require written approval from the Architectural Control Committee (ACC) before starting. Plans must show design, materials, colors, and location to ensure harmony with the neighborhood. The ACC can reject any proposal.
- Use restrictions: Each lot is for single-family residential use only. Occupancy is limited to one family (persons related by blood, adoption, or marriage) or no more than two unrelated persons living together as a single housekeeping unit. No subdivision of lots is allowed.
- Pets and animals: Dogs, cats, and other household pets are allowed but not for commercial purposes. Livestock is limited to one horse per acre. All pets must be contained on the owner's property or on a leash and not allowed to roam freely.
- Parking and vehicles: Boats, trailers, campers, and similar vehicles may only be stored behind the residence's back line, maximum two, on a concrete pad, and must be in good working order. Inoperable vehicles are prohibited in public view. No vehicles carrying hazardous cargo are allowed. Garage doors must face rear or side unless approved.
- Assessments: All lot owners must pay annual assessments set by the HOA Board for common area maintenance and operations. Special assessments for capital improvements require a vote of 51% of members. Unpaid assessments become a lien on the property and bear 10% annual interest plus collection costs.
- Minimum construction standards: Each living unit must have at least 2,000 square feet of floor area. Exterior walls on the first floor must be at least 80% masonry (stone, brick, stucco, etc.). Roofs must be composition shingles (25-year minimum) or approved alternatives. Construction must be completed within 12 months.
- Maintenance obligations: Owners must maintain their lots in a neat and orderly manner, including front, side, and back yards. Landscaping must be completed within 90 days of 90% construction completion. An underground sprinkler system is required in the front yard. The HOA may perform maintenance and charge the owner if they fail to comply after 10 days' notice.
- Fencing and structures: Fences, walls, or hedges may not exceed 7 feet in height. Wood, picket, or chain-link fencing is prohibited unless approved by the ACC. Decorative fencing around the perimeter may be common property. No above-ground pools are allowed; in-ground pools must have wrought-iron fencing at least 4 feet high.
