Dove Hills is a single-family home subdivision (Crowley, TX area) governed by covenants and restrictions that apply to all lot owners. Every lot must be used for a single-family residence only, with no business or commercial activity.
- Residential use only: All lots are residential only. No business or commercial activity of any kind is permitted.
- Building & home size: Each lot may have only one single-family dwelling, with a minimum floor area of 700 square feet (excluding open porches and garages). Mobile homes and manufactured homes must be no older than a 1977 model.
- Setbacks & location: No building or mobile home may be placed closer than 40 feet to a street line or closer than 5 feet to an interior lot line. Eaves, steps, and open porches are not counted as part of the building for setback purposes.
- Outbuildings & vehicles: No basement, tent, shack, barn, garage, or other outbuilding may be used as a residence. Abandoned, inoperative, or unsightly vehicles and junk are prohibited. All motor vehicles kept on a lot must have a current license plate and inspection sticker.
- Pets & livestock: No hogs, pigs, sheep, goats, rabbits, chickens, or geese are allowed. Dogs weighing 20 pounds or more must be kept inside a fence or on a leash. A maximum of three dogs per family is allowed. A limited number of cows and horses are permitted in Phase II for non-commercial purposes.
- Property maintenance: Trash must be disposed of weekly and not burned. All lots must be kept mowed and neat; grass and weeds must not exceed 18 inches in height.
- Mobile home skirting: Mobile homes must be skirted before occupancy. A written guarantee that skirting will be completed within 30 days, or a cash deposit equal to the cost, must be provided. All skirting materials and design require approval of the Architectural Control Committee.
- Architectural review: No building or home may be erected or placed until construction plans, specifications, and a plot plan are approved in writing by the Architectural Control Committee. Approval is deemed granted if the Committee fails to act within 30 days of submission and no lawsuit to enjoin construction is filed before completion.
