This is the full Declaration of Covenants, Conditions and Restrictions for Parker Ranch Estates, a single-family detached HOA subdivision in Parker, Texas. It binds all homeowners (and their tenants) within the subdivision, covering architectural control, maintenance of common areas, and monthly or annual assessments. This is a full rulebook, not an ancillary document.
- Assessments & fees: The initial annual assessment is $1,000 per tract, set by the Board thereafter. Late payments incur a $25 late fee and 18% annual interest, and the Association has a lien on the property for unpaid assessments.
- Pets & animals: No more than 3 pets (dogs, cats, or other household pets) are allowed per tract, and they must be restrained or fenced. Raising, breeding, or keeping livestock (e.g., cows, horses, bees) is prohibited.
- Vehicles & parking: Boats, trailers, RVs, and similar vehicles may not be parked in driveways or front yards; they must be completely concealed from public view. Trucks over 3/4 ton are not allowed to park overnight, and inoperable or derelict vehicles are prohibited.
- Architectural review: All exterior construction, alterations, fences, and landscaping changes require prior written approval from the Architectural Committee. The Committee has broad discretion, and during the 15-year Development Period, the Declarant controls the Committee.
- Occupancy & use restrictions: Tracts are for single-family residential use only, occupied by one family or up to two unrelated persons. No business or commercial activity is allowed on the property.
- Common areas & maintenance: The Association maintains common areas (landscaping, walls, entry features, streets if not accepted by the city). Owners are responsible for maintenance of their own tract, including mowing and keeping it neat; the Association can perform maintenance and charge the owner if neglected.
