The amendments adjust meeting quorum and voting requirements, regulate antennas and satellite dishes, and establish a fine schedule for violations.
- Voting & meetings: Member action requires approval of 25% of votes cast at a meeting. A quorum requires 25% of all votes; if not met, a second meeting may be held with a quorum of half that (12.5% of votes).
- Antennas & satellite dishes: Antennas must be in the attic except one roof-mounted antenna (max 5' above roof). Large satellite dishes (over 25" diameter) must be in the backyard, fully screened from public view. Smaller dishes (25" or less) may be mounted on the residence or in a tree in the most inconspicuous location as determined by the association president and a board member.
- Fines for violations: For any violation not cured within 7 days of notice, fines escalate: $100 on day 30, $200 on day 90, $500 on day 180, and an additional $500 every 180 days thereafter. Fines accrue interest at 18% per annum, compounded annually, and may be secured by a lien on the lot.
