Estates of Double Oak is a single-family home subdivision in Double Oak, TX, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). These rules apply to all lot owners and residents, defining what can be built, how property must be maintained, and what uses are allowed.
- Architectural review: All new construction, exterior alterations, fences, and accessory buildings must be approved in writing by an Architectural Control Committee (at least 3 members). Plans are deemed approved if the committee fails to act within 30 days.

- Animals & livestock: Up to 4 dogs allowed as household pets (no commercial breeding). Horses allowed: 1 per acre plus 1 per additional ½ acre, with committee-approved fencing (split rail or painted pipe rail).
- Parking & vehicles: No trucks, buses, or trailers parked on streets except during construction/repair. One camper/RV (≤40 ft) and one boat/trailer may be stored behind the front line of the house. Driveways must be concrete or asphalt; gravel prohibited except for model homes during sales.
- Signs & temporary structures: One sign per lot, max 10 sq ft, advertising sale or rent. No temporary structures (trailers, mobile homes, tents) used as residences. Construction/sales trailers allowed by declarant during development.
- Prohibited uses & activities: No commercial, professional, or business activities open to the public. No oil drilling, mining, or similar operations. No dam or obstruction in drainage ditches without committee approval.
