What Glenbury's governing documents say
Glenbury Estates is a single-family home subdivision in Arlington, TX. These restrictive covenants apply to all lot owners, regulating land use, building design, and property maintenance. There is an Architectural Control Committee that must approve most exterior changes.
- Land use & restrictions: Every lot must be used exclusively for a single-family private dwelling. No duplexes, apartments, businesses, or other multi-family structures are allowed.
- Architectural review: All new construction, exterior alterations, fences, walls, and landscaping must be submitted to the Architectural Control Committee at least 15 days before starting work. The Committee has broad discretion over design, materials, and harmony.
- Building standards: Garages must provide space for at least two cars and cannot face the front street unless the Committee approves due to lot shape. At least 75% of the front wall area (excluding windows) must be brick, brick veneer, or other approved masonry.
- Vehicles & parking: Only vehicles of one ton or less gross curb weight may be parked. No unlicensed vehicles, boats, trailers, or inoperative cars may be stored on any lot.
- Maintenance & nuisances: Owners must maintain their lot and buildings in good repair, repaint as needed, and replace worn parts. No rubbish, junk, or obnoxious odors are allowed. No temporary structures, tents, or mobile homes may be placed.
- Signs & air conditioners: No signs are allowed except temporary real estate or builder signs no larger than five square feet. Window air conditioners and ground units in front of the home are prohibited; all air-conditioning equipment must be placed to the side or rear.
- Duration & amendment: These covenants run with the land for successive 10-year periods. They can be amended or terminated by a majority of lot owners with approval from the appropriate government agency. Until all lots are sold, the Declarant may unilaterally amend or abolish the covenants.
