Club Villa Estates is a single-family residential subdivision in Fort Worth (Tarrant County), Texas, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). This document binds all property owners and sets detailed rules for construction, land use, and property maintenance.
- Architectural review: Before any construction, alteration, or other structure, homeowners must submit final drawings and specifications to the Architectural Review Committee (ARC) for written approval. The ARC has 30 days to respond; if it fails to respond, approval is presumed. Approvals expire if construction does not begin within one year.
- Minimum site size and building requirements: Sites on Lots 1–27, 39, and 40 (Block 1) must have at least 2,000 square feet of air-conditioned space; sites on Lots 1–12 (Block 2) and Lots 28–38, 41–44 (Block 1) require at least 1,600 square feet. A 20% variance is allowed. All structures must comply with county zoning and setbacks shown on the recorded plat.
- Exterior appearance and materials: At least 65% of exterior walls must be finished with brick veneer or similar approved material. Roofs must be composition shingles in approved colors. Fences must be wood or masonry and measure greater than 6 feet in height. Outside storage and utility equipment must be screened from public view.
- Animals, parking, and vehicles: No livestock or poultry are allowed; household pets are permitted but cannot be kept for commercial purposes. Parking on public roadways is prohibited. Boats, trailers, campers, buses, inoperative vehicles, and recreational or commercial vehicles cannot be parked or stored unless properly screened and approved by the ARC.
- Prohibited uses and activities: No oil wells, drilling, or mineral extraction; no offensive, hazardous, or obnoxious activities. Dumping, incineration, junk yards, and trailer courts are specifically banned. All sites must be landscaped and maintain at least 20% open space.
- Duration and amendment: These restrictions run for 20 years from recording (1996) and automatically extend in 10-year periods. They can be modified or terminated by recording an instrument signed by at least 90% of lot owners.
