Gleneagles is a single-family residential subdivision in Saginaw, TX (Tarrant County). You own your lot and home; the Homeowners Association (the 'Association') maintains common areas like greenbelts, streets, and entry features. All lots are subject to the covenants, and every lot owner is a member of the Association.
- Architectural review: No building, parking area, fence, or other improvement may be erected or placed on any lot until plans are approved in writing by the Architectural Review Committee (ARC). The ARC may issue guidelines covering style, colors, materials, landscaping, signage, and parking.
- Construction & dwellings: Only one single-family dwelling per lot. Minimum dwelling area (excluding garages, porches, and outbuildings): 2,500 sq ft on golf course lots, 2,200 sq ft on interior lots. Side yard setbacks: minimum 10 feet; rear yard: 5 feet. Building and parking setbacks from Glen Court and Eagles Court: 25 feet.
- Assessments: Annual assessments initially capped at $200 per lot (through 1991). After 1992, the Board may increase assessments up to 15% per year without member vote; any increase above 15% requires approval of two‑thirds of votes. Special assessments for capital improvements also require two‑thirds approval. Assessments are a lien on the lot if unpaid.
- Use restrictions: Pets: household pets only (no commercial breeding), must be leashed when outside the house or a fenced yard. Livestock and poultry prohibited. No storage of recreational vehicles, motor homes, trailers, boats, or campers closer to the street than the building setback line; must be shielded from the street. On‑street parking for more than 24 hours discouraged. No signs except one 18"x24" sign per lot (subject to ARC approval).
- Open space & landscaping: Each lot must maintain a minimum of 25% open space (natural or landscaped, excluding sidewalks, driveways, parking, and buildings). A sprinkler system approved by the ARC is required. Existing trees with trunk diameter over 4 inches may not be removed without ARC consent.
- Maintenance obligations: Each owner must keep their lot and improvements in a safe, clean, and attractive condition. If the Association deems the owner is failing, it may give 10 days' notice to remedy; if not done, the Association may perform the work and charge the owner, and that charge becomes a lien on the lot.
