This is a first amendment to the Restated and Amended Declaration of Covenants, Conditions and Restrictions for Waterford Park, a single-family residential HOA in Fort Worth, Texas. It updates rules on residential use, home-based businesses, and leasing. It is a partial document—it only amends Section 6.1 of the original declaration, not the full rulebook.
- Residential use & short-term rentals: Lots and dwellings must be used for single-family residential purposes only. Short-term rentals are prohibited—renting out a dwelling for any period of time is not allowed, and operating a rooming or boarding house is also barred.
- Home-based businesses: Owners may conduct business activities inside their dwelling only if the business is not visible or detectable from outside (no signs, noise, or smell), does not increase traffic or parking noticeably, and is consistent with the residential character and safety of the community.
- Leasing & rentals: Owners may lease their dwelling for private residential purposes, but they must wait 36 months after recording their deed before leasing. All lease agreements must incorporate the declaration's provisions, and the association may adopt reasonable rules about leasing and occupancy.
- What this document doesn't cover: This is only an amendment to one section of the declaration. It does not include the full set of HOA rules, assessments, architectural guidelines, or other covenants that may be in the original declaration.
