What Caraway's governing documents say
This document is a set of amendments to the original Declaration of Covenants, Conditions and Restrictions for Caraway Subdivision, a single-family home community in the Saginaw/Haslet area. It modifies specific rules about parking, fencing, garage doors, assessments, pond maintenance, and exterior lighting. For the complete set of rules, refer to the original Declaration and any other amendments.
- Parking & vehicles: Vehicles may be parked on streets, in garages, or on driveways. Parking in alleys is prohibited. Inoperative or unlicensed vehicles must be stored in an enclosed garage. All vehicle work (except routine maintenance) must be done in an enclosed garage. Trucks and vehicles used for construction are permitted as needed.
- Fencing & walls: Fencing must conform to Lot Screening Plans (Exhibit A) and construction specifications (Exhibit B). Generally, 6-foot board-on-board cedar wood fence stained with oil base stain, or 6-foot wrought iron black fence where specified. Fences facing streets must be board-on-board. No fences or walls may be constructed without written ACC approval.
- Garage doors: All garages facing a street must have sectional or carriage-style garage doors approved by the ACC.
- Annual assessment: The initial annual maintenance assessment is $1,200 per lot per year. (Note: this amount may be subject to future changes per the Declaration.)
- Pond maintenance: The Association is responsible for maintaining ponds and detention areas, including infrastructure, sediment removal, weed control, fountain operation, and trash removal. A maintenance plan is outlined in Exhibit D.
- Exterior lighting & holiday decorations: The previous rule limiting holiday light display to 6 weeks before and removal within 30 days after has been replaced. Now, all exterior lighting must be approved as part of landscape plans submitted to the ACC. Temporary holiday or decorative lighting is allowed if part of an approved landscape plan or holiday decoration.
