Mira Vista is a single-family home HOA in Fort Worth, TX. These documents are supplementary declarations and design guidelines — they add specific lots to the HOA's jurisdiction and spell out detailed architectural, fencing, and landscaping rules. Homeowners must get prior approval for exterior changes, and certain lots have special fencing and retaining wall requirements to preserve golf course views.
- Architectural review: All exterior improvements — including residences, fences, walls, landscaping, grading, and painting (unless the same color) — require prior written approval from the Architectural Control Committee following a multi-step design review process.
- Fencing restrictions: On specified lots (e.g., Blocks 16, 17, 19), fencing along side and rear boundaries facing the golf course must be open, transparent ornamental iron painted black, at least 80% open, and may not obstruct neighbors' views. Trucks (other than SUVs), motor homes, campers, boats, and motorcycles must be stored inside the garage. Guest motor homes may park outside for a maximum of 72 hours and may not be used for camping.
- Construction regulations: Builders must comply with detailed rules on construction trailers, trash, sanitary facilities, dust, noise, material deliveries, and site cleanup. A builder qualification and escrow deposit may be required. Fines may be imposed for violations.
- Landscaping & site work: Clear-cutting wooded lots is prohibited; trees over 4 inches in diameter must be preserved unless dead or diseased. Grading must balance cut and fill, avoid altering natural drainage, and include foundation drainage systems on hillside lots. A SWPPP may be required.
