What Pebble Creek Ridge's governing documents say
This is an amendment to the Pebble Creek Ridge Addition (White Settlement, TX) covenants, adding a maintenance and repair easement for zero-lot-line homes. It is a partial document—not the full rulebook—and applies to lot owners in the subdivision.
- Maintenance & repair easement: A 5-foot-wide easement along the zero-lot side property line is granted to benefit the adjoining owner for constructing and repairing exterior improvements. Work is limited to daytime hours, and the benefiting owner must give at least 5 days' notice to the burdened owner before starting, unless an emergency requires immediate work.
- Allowed improvements in easement: Only landscape plantings, irrigation/drainage systems, and fencing are permitted within the easement area. Any permanent improvements built by the burdened owner within the easement are at that owner's cost, including demolition, repair, or restoration needed because of the benefiting owner's work.
- Damage repair responsibility: If the benefiting owner damages the burdened owner's property during easement work, they must repair the damage immediately upon completing the maintenance or repairs.
