What Hcop Owners's governing documents say
This document contains several amended policies for Hackberry Crossing Office Park, a commercial office park in Frisco, TX governed by HCOP Owners Association, Inc. The rules apply to owners and tenants of office/retail units, focusing on trash disposal, signage, construction, water usage, and assessment collection. This is a partial set of rules; the full declaration and other governing documents are not included.
- Trash & littering: Trash must be placed in dumpsters; no hazardous materials, biohazard waste, or cigarette butts on landscape. Improper disposal of cigarette butts incurs a minimum fine of $250 per incident, plus any costs incurred by the Association.
- Assessments & collections: Regular assessments are due on the first of each month. Delinquent accounts are subject to late fees, suspension of rights (including common element use and voting) after 30 days, and a notice of lien after 15 days from second notice. Legal action may follow after 60 days.
- Signage: Only cast stone occupant signs (24"x16") are allowed at unit entries, with board approval. Unauthorized signs result in a $25 fine (first offense) and $75 for repeat offenses. Signs must be professionally made and installed by the managing agent.
- Construction & alterations: Owners must obtain written board consent before any construction that affects structural integrity or unit boundaries. A building permit from the city and a final inspection green tag are required. The board may deny requests with substantial reasons, and owners must provide access for inspection.
- Water bill & excess usage: Water bills are paid by the Association per building, but excess usage (doubling of normal) triggers an investigation. If an owner fails to repair a leak within 10 days, the Association hires a plumber and bills the owner. Excess water costs are charged as an individual assessment subject to the collection policy.
- What this document doesn't cover: This document is a collection of stand-alone policies and does not include the full declaration of covenants, conditions, and restrictions (CC&Rs), bylaws, or rules regarding leasing, parking, use restrictions, or common area maintenance. Refer to the recorded declaration for comprehensive rules.
