Paoc Owners is a condominium community in Allen, TX — you own an office unit within the building, and the association maintains common elements. This declaration governs the use, leasing, and upkeep of units. It is not a residential community; units are limited to office, business, and professional purposes only.
- Use restrictions: Units may be used only for office, business, and professional purposes. Residential use is prohibited, as is use as a bank, retail store, restaurant, school, or any activity causing noise, odors, or interference with neighboring units. All uses must comply with local fire codes and laws.
- Leasing & rentals: Leases must be in writing, subject to the documents, and for a term of at least 6 months. No unit may be subdivided to more than 3 tenants at a time. The owner must provide the tenant with copies of the rules and notify the association with lease copies, insurance evidence, and tenant contact info. The association has the power to evict tenants for violations.
- Pets: No animals, birds, fish (except small aquarium fish), reptiles, or insects of any kind may be kept anywhere on the property.

Delinquent assessments accrue interest up to 18% per year and a late fee of up to $100. The association has a lien on the unit and may foreclose nonjudicially. Partial payments may be refused.
- Maintenance responsibilities: The association maintains all general common elements, areas of common responsibility (e.g., roofs, exterior walls, landscaping, parking lots), and carries master insurance.
