What Meadow Hill Estates Homeowners' Association, Inc.'s governing documents say
Meadow Hill Estates is a single-family homeowners association (HOA) in Frisco, TX. These supplementary documents cover specific policies and guidelines—they do not contain the full CC&Rs. Key areas addressed: roofing materials, rainwater collection, architectural design standards, and covenant enforcement procedures.
- Roofing materials: The HOA cannot prohibit certain roofing shingles designed to be wind/hail resistant, improve heating/cooling efficiency, or generate solar power. Specific limitations may still apply; the full details are in the Roofing Materials Guidelines.
- Rainwater collection: Rain barrels and rainwater harvesting systems are allowed but require prior written approval from the Board or architectural committee. They cannot be placed on association property, common areas, or between the house and street. Color must match the home, and no language or graphics allowed. Approval requires plans showing location, color, material, size, and shielding.
- Architectural review & design standards: Most exterior alterations (fences, sheds, decks, pools, play equipment, permanent grills, etc.) require approval from the Architectural Control Committee (ACC). Fences must be 6–8 ft tall, wood fences stained (not painted). Sheds must be in the rear yard, max 8 ft tall. Play equipment max height: 12 ft in backyard, 10 ft in side yard. Permanent grills must be behind the rear building line. All landscaping must be maintained; artificial turf only allowed in rear fenced areas. Holiday decorations limited to 6 weeks. Solar collectors cannot be placed on the front roof slope.
- Covenant enforcement & fines: Fines are imposed after a notice-and-hearing process. Fines are per violation: leasing violations $200/day; vehicle violations (commercial, inoperable, etc.) start at $100 (1st), $250 (2nd), $400 (3rd and every 30 days thereafter); all other violations start at $50 (1st), $100 (2nd), $200 (3rd and subsequent). Repeated violations may double fines. Fines become a personal obligation and may be assessed as a lien.
- What this document doesn't cover: These excerpts do not include the full CC&R declarations, so they omit details on assessments (dues), rental restrictions (other than fines for leasing violations), pet rules, age restrictions, and parking rules beyond the vehicle violation categories. Contact the management company (Goodwin & Company) for complete governing documents.
