What Frisco Springs Community Association, Inc.'s governing documents say
This is a Development Area Declaration for the Frisco Springs residential subdivision, a single-family-home community within the master-planned Frisco Springs development in Frisco, TX. The rules in this document apply to lot owners and supplement the master covenant. It governs use restrictions, construction standards, and property maintenance, but does not contain assessment amounts, association details, or age restrictions.
- Leasing & rentals: Leases must be for the entire residence for a term of at least six months. Owners must provide copies of leases and other information to the association within ten days after the lease begins.
- Pets: Only domestic household pets are allowed; no livestock, fowl, reptiles, or exotic animals. No kennels or breeding operations. Pets must be kept in enclosed areas and not become a nuisance.
- Parking & vehicles: No mobile homes, recreational vehicles, campers, boats, tractors, or trucks (other than pickups) may be stored on lots unless in enclosed garages or screened from view. Temporary parking for up to 72 hours for loading/unloading may be allowed.
- Signs & flags: Only permitted signs: declarant signs, one small security sign (max 2 sq. ft., placed within 5 ft. of front elevation), and a religious item on the door/doorframe (max 25 sq. in.). Other signs require declarant consent. Two flagpoles per residence: either wall-mounted (max 5 ft.) or freestanding (max 20 ft.) with approval.
- Maintenance obligations: Owners must keep their lot and improvements in good condition, including lawn mowing, trimming, watering, exterior lighting, and trash removal. The board determines if a violation has occurred.
- Architectural review: All improvements (fences, roofs, garages, HVAC, solar devices, xeriscaping, etc.) require prior written approval from the Frisco Springs Reviewer. Design guidelines may be adopted. Solar energy devices and rainwater harvesting systems are allowed with approval.
- Construction restrictions: Utility lines must be underground. No window HVAC units visible from the street. Fences need approval. Roofing materials must be approved. Solar devices must not extend above roofline and must meet placement rules.
