What Queens Gate Owners's governing documents say
This document is a partial update to the architectural rules for Queen's Gate, a single-family homeowners association in Frisco, TX. It amends the ACC Guidelines and binds all homeowners. Because it is a supplement, it does not contain the full set of community rules.
- Yard maintenance: Lawns must be mowed at least weekly during the growing season. Vegetable gardens cannot be visible from the street. Flowerbeds must be weed-free and mulched; any bare spots must be replanted within 90 days. Trees in the parkway must be trimmed to 9 feet above sidewalks and 14 feet above the street, and sucker shoots must be removed.
- Tree requirements: Every home must have at least one tree in the front parkway. If a side yard abuts a street, trees must be spaced 35 feet apart (per City of Frisco). New trees must be at least 3.5 inches in caliper and chosen from the City's Approved Plant Materials list. A minimum of one tree in the front yard is required per the 2026 amendment.
- Landscaping materials: Stone or slate accents may cover no more than 33% of the front yard area; acceptable stones include river rock or smooth rock. Gravel, decomposed granite, pea gravel, and full flagstone coverage are not permitted in the front yard.
- Approval for changes: Any landscaping changes require prior approval from the Architectural Control Committee (ACC) before work begins.
- Association maintenance backup: If an owner fails to perform required maintenance after written notice, the association may do the work and charge the owner as an individual assessment. In an emergency, the association may act without prior notice.
- What this document doesn't cover: This document is only an amendment to the ACC guidelines and does not address leasing, pets, age restrictions, parking, assessments, or other typical HOA rules.
