- Solar energy devices: Solar panels must be on your own roof, fence, or patio, not common areas. They must follow roof slopes, be low-profile, and minimize visibility from streets. Unused or broken panels visible from streets/common areas must be removed.
- Document retention: The Association keeps records per a set schedule: current owner accounts for 5 years, meeting minutes for 7 years, contracts for 4 years after expiration, and ACC decisions for 7 years. Old records may be destroyed after the period.
- Document inspection and copying: Owners can inspect and copy Association books and records by written certified mail request. Copies cost $0.10 per standard page plus labor and a 20% overhead charge. Fees are refunded if overestimated.
- Roofing materials: Roofs must use customary composite shingles or materials that look similar, are durable, and match neighborhood aesthetics. This policy overrides other roofing restrictions in the governing documents.
