Royal Oaks is a condominium community in Garland, TX — you own your unit and share the building's common elements. The association maintains the general common areas (streets, lawns, parking) and carries master insurance; you are responsible for your unit's interior and limited common elements like balconies and patios (except fences and balcony structures). The rules below apply to owners, tenants, and guests.
- Leasing & rentals: Leases must be at least six months; transient or hotel rentals are prohibited. Owners must provide tenants a copy of the rules, notify the board in writing of the tenant's name and contact, and include a lease clause requiring tenants to abide by the governing documents.
- Pets: Only small dogs (35 lbs and under), cats, and caged birds are allowed, with a maximum of two dogs per unit. Pets must be leashed outside, owners must clean up waste, and pets must be vaccinated. No animals may be kept for commercial purposes.
- Assessments & fines: Monthly dues are due the 1st, late after the 15th ($25 late fee), with a $50 additional fine if unpaid by the next month. After three late payments in 12 months, the late fee rises to $100. Special assessments are due per board schedule. Fines may be imposed for rule violations after a 10-day grace period, and a hearing can be requested. Unpaid fines can lead to a lien on the unit.

Skateboards and roller skates are prohibited.
- Common element use & maintenance: Common areas (lawns, walkways) must not be obstructed. Owners are responsible for their limited common elements (balconies, patios) but the association maintains balcony structures and patio fences. No outdoor carpeting on second-floor balconies. Clotheslines must not be visible. Only electric or charcoal grills are permitted; butane grills are prohibited. No window air conditioning units.
- Noise & conduct: Residential use only. No unreasonable noise or nuisances. Second-floor units must have wall-to-wall carpeting in living, dining, hall, and bedrooms. No signs or advertisements on exterior surfaces except seasonal decorations or board-approved items.
- Pool rules: Pool hours: Sun-Thu 9 AM-10 PM, Fri-Sat 9 AM-11 PM (note: document seems cut off but typical). No pets inside fenced area, no glass containers, no running or diving.
