This is a declaration of covenants, conditions, and restrictions for Grand Park Estates, a single-family home subdivision in Arlington, Texas. It binds all lot owners in the community and covers what you can build, how you can use your property, and the homeowners association's assessment powers.
- What you own & maintain: Each lot is for one detached single-family dwelling with an attached garage for 2-3 cars. The association maintains common areas and private streets, funded by annual and special assessments paid equally by all owners.
- Architectural review: Any exterior improvement or change must be approved in writing by the Architectural Control Committee before construction. The committee has broad discretion, and if it doesn't respond within a certain time, approval is deemed given.
- Construction standards: Roof pitch must be at least 4:12, and at least 50% of the ground-floor exterior walls (excluding doors and windows) must be masonry, stone veneer, or brick.
- Property use restrictions: No commercial, professional, or business activity is allowed on any lot. Only single-family residential use is permitted, and no duplexes, apartments, or other multi-family structures are allowed.

- Assessments & liens: The association levies annual and special assessments, which become a lien on the property if unpaid. Delinquent assessments accrue 10% interest and may incur attorney's fees and collection costs.
