Mount Carmel Estates is a single-family residential subdivision in Joshua, TX, governed by a Declaration of Covenants and Restrictions recorded in 2000. These restrictions bind all current and future owners of lots within the 265.041‑acre tract for a 25‑year term (automatically renewing every 10 years) and are enforceable by any owner in the subdivision.
- Mobile homes & temporary structures: No trailer of any kind, including mobile homes, may be placed on any lot. The Developer may maintain temporary sales/construction offices until sales/construction are complete.
- Architectural review & completion: An Architectural Review Committee formed by the Developer must approve plans for any improvement, considering home facing, design conformity, and harmony. Construction of homes and other buildings must be completed within one year of commencement.
- Use restrictions: Land is for residential use only. No business or profession that attracts traffic, noise, odors, or pollution is allowed.
- Setbacks & utilities: A 150‑foot setback (building line) applies to any lot fronting County Road 904 (Indian Hills Road). Underground utilities are required from the front property line to the dwelling.
- Riding trail access: All lots have access to a dedicated Riding Trail (described in Exhibit A, 22.416 acres). No owner may obstruct others' use or enjoyment of the trail.
- Animal restrictions: A maximum of one large animal per acre is allowed. Any noise, odor, or waste from animals or poultry that is perceptible outside the lot's perimeter is deemed noxious and prohibited.
- Pool & satellite dish restrictions: Above‑ground swimming pools must be enclosed within a privacy fence, wall, or landscaping so they are not visible from the street. Exterior satellite dishes 3 feet or more in diameter are prohibited.
- Prohibited nuisances & junk: No lot may be used as a feed lot, dump, landfill, automobile or junk yard, or for storage of disabled machinery. No nuisance activity is permitted.
