Westmeadow Addition, Section III is a standard single-family-home subdivision in Joshua, Texas, governed by restrictive covenants recorded in 1988. These covenants apply to all lot owners and are enforced by any lot owner or the developer. They set rules for land use, building standards, and property maintenance — but do not create a homeowners association or impose regular assessments.
- Land use & residential character: All lots are for single-family residential use only. No business or commercial activity is permitted. No structure may be used as a temporary residence.
- Building specifications: New homes must be at least 1,750 square feet (excluding porches and garages) and no more than two stories. Exterior walls must be at least 60% brick, brick veneer, or stone (or other approved material). Roofs require approval; composition shingles must weigh at least 300 lbs per square. No manufactured or move-in homes are allowed.
- Architectural review: No building, alteration, or placement of a structure may begin without written approval of plans by the Architectural Control Committee (currently L.E. Magers and Gary Shaw). If the committee fails to act within 30 days after submission, or if no lawsuit to stop construction is filed before completion, approval is considered given.
- Property maintenance: Owners must keep weeds, grass, and other growth cut to avoid being unsightly or a fire hazard. No abandoned automobiles, trucks, or unsightly junk may be kept on the property.
- Pets and livestock: No swine, chickens, horses, cows, sheep, or goats are permitted. Kennels for dogs, cats, or household pets are prohibited. No obnoxious or offensive activities may be carried on.
- Duration & amendment: These covenants run with the land for 25 years from March 1988, automatically extending for successive 10-year periods unless a majority of lot owners record a modification or release. Each lot has one vote regardless of ownership.
