Wild Horse Hills is a single-family residential subdivision in Joshua, Texas, governed by a standard homeowners' association (HOA). The Declaration of Covenants, Conditions and Restrictions (CC&Rs) sets rules for lot use, construction, and community standards that bind all owners. This document is the full rulebook for the community.
- Single-family use & occupancy: Lots must be used for single-family residential purposes only. Occupancy is limited to a single group of individuals related by marriage, blood, or adoption within the first and second degrees of consanguinity, unless otherwise required by law. A second dwelling (guest house) may be allowed per lot with approval.
- Building & architectural review: All construction, alterations, and improvements require prior written approval from the Architectural Control Committee (ACC) or Declarant. Minimum square footage: 2,000 sq ft for one-story homes, 2,400 sq ft for two-story (with at least 1,800 sq ft on ground floor). No prefabricated, manufactured, or mobile homes are allowed. No carports. Foundations must be concrete slab or combination. Height limit: 35 feet. Exterior masonry encouraged (at least 30% masonry/veneer). Roof pitch minimum 6:12. Colors must be natural/earth tones.
- Leasing & rentals: Owners may lease their dwellings. Leases are subject to the governing documents. Owners must provide tenants with copies of the rules and notify the Association of tenant names, contact info, and lease dates. Owners are liable for tenant violations and may face enforcement actions by the Association, including eviction at owner's expense.
- Pets & animals: Permitted pets: dogs, cats, caged birds, aquarium fish. No more than four domesticated pets per lot. Livestock such as chickens (excluding roosters) allowed only with written Board consent (up to 8 chickens for egg production). All animals must be kept so as not to disturb neighbors. The Board may require removal of nuisance or dangerous animals.
- Vehicles, parking & storage: Each dwelling must have at least a two-car garage. Garage doors must face side lot line (not street) and be kept closed except when entering/exiting. RVs, boats, trailers, and recreational vehicles must be stored in an enclosed structure complying with the Declaration. No inoperable or junk vehicles allowed. Parking on non-paved areas prohibited. Driveways must be concrete.
- Fencing & landscaping: All fences require ACC approval. Perimeter fences must be 5-ft tall black top rail pipe fence with no-climb wire. No barbed wire or chain link. Landscaping must be completed within 90 days of home completion, with plans approved by ACC. Minimum two trees (3-inch caliper) in front yard. Irrigation required. Turf recommendations: Buffalo, Blue Grama, or Bermuda.
- Nuisance & noise: No offensive or noxious activity allowed. Exterior lighting must be hooded to minimize light pollution. No exterior speakers or sound devices audible at property line. The Association has sole discretion to determine nuisances. Garbage must be kept in covered containers and screened from view.
- Signs & advertising: Permanent signs require ACC approval. Real estate signs limited to one per lot, max 36x48 inches. Builder signs allowed with ACC approval. Political signs permitted per Texas Property Code. No other commercial signs or billboards.
