Mountain View Estates is a single-family subdivision in Johnson County, Texas, governed by this Declaration of Covenants, Conditions and Restrictions. It applies to lot owners and sets rules for residential use, construction standards, and property maintenance.
- Land use & building type: All lots are for residential purposes only. Permitted structures are single-family dwellings (max 2 stories) or manufactured homes at least 24 ft wide by 50 ft long. Duplexes, apartment houses, and commercial uses are prohibited.
- Dwelling size & construction: The ground floor of a main residential structure must be at least 1,400 sq ft (excluding porches, carports, garages). Manufactured homes must have a pitched roof and exterior of real/simulated wood siding, stucco, masonry, or vinyl.

- Garbage & refuse: Lots may not be used as dumping grounds. Trash and garbage must be kept in sanitary containers with covers (metal, plastic, or masonry).
- Drainage & maintenance: Property owners are responsible for maintaining drainage channels on their property, keeping them clear of debris and blockage.
- Amendments: Covenants can be amended or terminated by an instrument signed by owners of at least 51% of lots. Declarant may amend to correct typographical or grammatical errors without owner consent.
