Knowles Addition is a single-family home subdivision in Joshua, TX, governed by a set of restrictive covenants that run with the land. These rules apply to all homeowners and prospective buyers, dictating construction standards, land use, and neighborhood aesthetics.
- Construction & exterior standards: All homes must be single-family, permanent construction (no mobile, modular, or manufactured homes), at least 2,200 sq ft of heated space, and at least 60% brick, stone, or stucco masonry. Front entrance garages are prohibited; garages cannot be converted to living space without replacing them. Roofing must be fiberglass composition (30-year or better) or metal. No existing house may be moved onto a lot.
- Setbacks, fences & outbuildings: Building setback lines are as shown on the subdivision plat. Fences must be new materials (no crossties or used lumber). One outbuilding or workshop is allowed on lots over 1 acre, maximum 1,200 sq ft, at least 60% masonry, matching the home's architecture. Carports and metal car sheds are prohibited.
- Vehicles, parking & storage: Travel trailers and motor homes may not be occupied on the property; they must be stored inside a conforming outbuilding. Tractor trailer rigs or 18-wheelers may not be parked regularly. No more than one boat is allowed, and it must be stored inside the home. No unlicensed vehicles; cars and machinery must be regularly operated. No storage of materials, trash, or junk in unsightly conditions.
- Animals & livestock: Swine are prohibited. No more than one animal unit per 1/2 acre; no more than 2 adult dogs per lot; no dog kennels or breeding facilities. Chickens/fowl limited to 10 per acre. Exotic birds (rheas, ostriches, emus) are prohibited on tracts under 3 acres; on larger tracts, limit is one adult bird per acre. Animals must be properly housed and not run free. Game chickens are prohibited.
- Activities & nuisances: No commercial, religious, or massive gatherings (church services, political rallies, etc.). No dirt bikes or off-road motorcycles. No commercial removal of gravel, sand, or soil. Garage sales permitted max 2 days per month and no more than 2 per lot per year; all items must be cleared at end.
- Architectural review: An Architectural Committee must approve plans for any main dwelling, outbuilding, or garage before construction. The committee is appointed by the developer/seller. Tree houses are prohibited.
- Signs & septic: Only one sign (max 5 sq ft) advertising sale or rent, or builder signs during construction. Septic systems must be county-approved and maintained by the owner; no houses in 100-year floodplain unless floor elevation is at least 1 foot above flood elevation.
- Duration & enforcement: These covenants run for 25 years from recording, then automatically renew in 10-year increments unless a majority of owners record an amendment. Violations can be enforced by any lot owner through legal action.
