Contreras Addition is a subdivision in Joshua, TX (lots are single-family residential). This document is a set of required deed restrictions that bind all lot owners, not a full HOA rulebook. It focuses on drainage, floodplain safety, floodplain safety, driveway culverts, minimum floor elevations, and private sewage facilities. There is no association or common property.
- Floor elevation & floodplain: Houses built on lots lower than the road must have a finished floor elevation at least 18 inches above the uphill-side yard grade. Any house in a 100-year floodplain must have a finished floor at least 3 feet above the 100-year flood elevation as shown on the plat. No filling, structures, or obstructions are allowed in the floodway.
- Driveway culverts: Driveway culverts must be installed per Johnson County policy and sized to pass a 5-year storm flow, with a minimum diameter of 18 inches unless approved by the commissioner or subdivision engineer. The driveway top must be 5 inches below the outer edge of the main road so stormwater can overflow.
- Drainage easements & creeks: Lot owners may not block water flow or construct improvements in drainage easements. Existing creeks or drainage channels must remain open and are maintained by the owners of lots they traverse or adjoin. Johnson County may (but is not obligated to) clear obstructions and is not liable for flooding damage.
- Private sewage facilities: If private sewage is used, lot owners must comply with TCEQ and Johnson County rules. The county does not guarantee performance; owners must upgrade at their expense if the system creates odors, unsanitary conditions, or violates regulations. Owners are responsible for maintenance and must control water usage to prevent malfunction.
