What Silver View Estates's governing documents say
Silver View Estates Add is a single-family home subdivision in unincorporated Tarrant County, Texas, governed by a set of Covenants, Conditions and Restrictions (CCRs). These rules apply to all lot owners and are designed to maintain a uniform residential character. The CCRs run with the land until December 21, 2015, and automatically renew for successive 10-year periods unless a majority of owners agree to change them.
- Architectural review & approval: All construction, exterior additions, fences, or changes must be approved in writing by the Architectural Control Committee (ACC) before starting. Plans must show nature, shape, height, materials, and location. The ACC must approve or disapprove within 30 days; if no suit is filed before completion, approval is deemed given. The ACC is initially Larry Dreyer and two appointees, later homeowners.
- Minimum dwelling size & construction standards: Each dwelling must have at least 1,600 square feet of living area (heated and air conditioned). For two-story homes, the ground floor must be at least 850 square feet (excluding porches and garages). The Developer may allow a variance of up to 16% or 160 square feet. Exterior walls on the first floor must be at least 70% stone, masonry, brick, or approved glass material; the second floor must be masonry or approved material. Roofing must be tile, 240 lb. composition shingle, or approved material. Flat roofs are not allowed without special written approval.
- Use & lot use restrictions: Lots may only be used for one-family residential purposes. No subdivision of a lot is allowed without Tarrant County Commissioner's Court approval. No structure may be located in front of the building line (setback) except as approved by the ACC.
- Pets & animals: No chickens, hogs, goats, or similar animals may be kept. Dogs and cats may be kept as household pets, provided they are not kept, bred, or maintained for commercial purposes.
- Parking & vehicles: No vehicle with tonnage over 1 ton may park on the street, driveway, or lot overnight. No vehicle carrying inflammatory or explosive cargo may be kept at any time. Boats, trailers, or campers must not be parked or stored visibly from the street. Off-street parking must be provided by the lot owner.
- Signs & mailboxes: Only one 'For Sale' or 'For Rent' sign, not exceeding 3 feet by 2 feet, is allowed. No other signs may be erected without approval. Mailboxes must be brick or matching material approved by the ACC.
- Fences & landscaping: Fences along street setback lines must be masonry, unstained or stained cedar or redwood, painted board rails, chain link (minimum 4 ft high), or decorative iron. No fences are allowed in front of the 40-foot building line without ACC approval. Landscaping is required on each lot, compatible with neighboring lots and the subdivision's overall plan.
- Trash, antennas & maintenance: Lots must be kept free of rubbish and weeds; grass must be trimmed. No television or radio antennas exceeding 30 feet above ground level are allowed. Garbage cans must be stored out of street view. The lot owner must maintain the lot and improvements.
