Creek View Addition is a standard single-family home subdivision in Lewisville, TX, governed by deed restrictions and a homeowners association (HOA). Each lot is for one single-family dwelling with a minimum of 1,900 heated square feet. The HOA maintains the road and enforces rules; annual assessments were set at $200 per lot (as of a 2007 amendment).
- What you can build: Only one single-family dwelling per lot, max 2 stories, with a private garage (side or rear entry) and up to two accessory buildings. Minimum home size: 1,900 sq ft of air-conditioned, heated area (excluding porches and garages). Exterior materials must be brick, stone, wood, or approved by the Architectural Control Committee. No modular or prefabricated homes; all must be site-built. Accessory buildings cannot exceed 1/3 of main residence square footage and cannot be rented or used as permanent dwellings.
- Architectural review: All construction, fences, and exterior changes require written approval from the Architectural Control Committee (ACC). Plans must show color, materials, dimensions, and location. The ACC initially consists of the developer's officers, but after 50% of lots are sold to non-developers, it is appointed by a majority of lot owners. - Signs and antennas: Only one for-sale sign allowed, max 2x2 feet. No advertising signs. No radio, TV (except towers up to 12 ft behind buildings), short-wave antennas, or satellite dishes visible from road; satellite dishes must be in approved areas. Exposed propane/butane tanks must be buried or behind buildings, not visible from road.
- HOA and assessments: Each lot owner automatically a member; one vote per lot. The Board has 6 directors elected annually. Regular assessments were $200 per lot per year (as of 2007 amendment) and can be increased by the Board. Assessments fund maintenance of Stags Leap Road.
