What Hunter Lakes Homeowners Association, Inc.'s governing documents say
Hunter Lakes is a single-family home HOA in Melissa, TX. This document is a supplemental recording of design guidelines that set strict architectural standards for homes and lots, building on the original CC&Rs. The rules bind homeowners and are enforced by the HOA's Architectural Control Committee (ACC).
- Architectural review & approval: All exterior improvements, including building additions, fences, pools, sheds, and solar devices, require prior written approval from the ACC. Nonconforming or unapproved improvements may be removed at the owner's expense.
- Leasing & rentals: Leases must be for a term of at least six months; short-term rentals (e.g., Airbnb) are prohibited. The association has the right to enforce this restriction.
- Exterior materials & colors: At least 80% of exterior walls must be brick or stone (minimum 75% per elevation). Painted brick or stone is not permitted. High-contrast combinations (e.g., red brick with white stone) are prohibited. Roof shingles must be composition unless approved otherwise.
- Fencing & walls: Only ornamental open metal fencing is allowed, max 6 feet tall. Privacy fencing is prohibited. Front-yard fencing must include masonry columns matching the residence. Retaining walls must not exceed 4 feet in height and require a dry-stacked appearance.
- Solar energy devices: Solar panels are permitted with ACC approval, subject to location, color, and glare restrictions. They must not extend above the roofline and should blend with roof materials. A written denial requires a finding of substantial interference.
- Flags & signs: One flagpole per lot, max 25 feet tall. Flags displayed must comply with size limits (e.g., 3x5 ft on dwelling-mounted poles). Political signs allowed 90 days before an election and 10 days after. Other signs limited to specific sizes (e.g., 6 sq ft for sale/rent).
- Landscaping & maintenance: All lots must be kept sanitary and attractive, with weeds and grass mowed. Berms must have a maximum 3:1 slope. Outdoor lighting must not be obtrusive; decorative lights (e.g., tiki torches) are limited to seasonal use. Firewood must be stacked inconspicuously in the rear yard.
- What this document doesn't cover: This is a supplemental recording of design guidelines, not the full CC&Rs. It does not include pet restrictions, assessment amounts, parking rules, or age restrictions. For those details, refer to the original governing documents.
